Before your next open house, employ a few of these
time-tested, Realtor suggested tips and tricks:

Place a few drops of vanilla extract in a pie tin
and place in an oven set to warm.

Play soft music, such as light jazz or adult
contemporary, on the stereo to create ambience and set the mood of
your open house

Open all of the drapes, turn on all of the lights
in the house. The brighter the rooms, the more the light, the
more open and larger a room will feel.

Turn on the AC in the summer, the heater in the
winter. Make your home feel comfortable to your visitors.
An open house is not the time to try to save a few dollars on the
electric bill.

Bake cookies and brew coffee to serve during the open house.
The cookies and coffee not only create a warm, home-like smell throughout the
house, they are a great way to keep the visitors at your open house
longer.

Turn on the sprinklers to water the grass for
about 30 minutes prior to the open house to give the lawn a sparkle.

Have your information ready. Be sure to
have sales flyers, informational brochures and mortgage qualifying
pamphlets ready to give to all of your visitors. Don't let them
leave empty handed.

Protect your valuables. Hide your jewelry,
money, etc. Put away any small electronics, bank statements,
receipts and other items that contain personal information or that are
easily placed inside a coat pocket.

Attach balloons to your directional and open
house signs to draw attention to them.

Add vases of fresh flowers to your tables,
counters and bathrooms. Besides adding a fresh scent to the
home, flowers will give your room(s) an extra splash of color and give
a room a focal point.

Make it easy for your buyer to buy your home.
Don't give them a reason to say no to your home. If they have
not been qualified for a home loan, put them in contact with your
lender to get them qualified. If they don't have the money for a
down payment or closing costs, show them how they can buy your home
